About

Welcome to The Patterdale Estate

Nestled in the heart of the Lake District, The Patterdale Estate is more than just a place to stay—it is a destination for relaxation, adventure, and making lasting memories.

Whether you are pitching up in our scenic self-catering site or unwinding on one of our caravan pitches, our goal is to provide a warm, authentic experience that feels like a peaceful haven.

Our Story

The Patterdale Estate has been offering stays since 1959. What began as a working farm and kitchen garden has been lovingly transformed over the decades into the welcoming retreat you see today.

The Gift
We were born through kindness and generosity. Our primary benefactor, Roland Lishman (born 1877)  was a North East businessman who wholeheartedly

believed that Patterdale was so incredibly special that it should be shared by all. He purchased Patterdale Hall Estate and gifted it into trust of Tynemouth YMCA in 1950, so that it could be protected, shared and grown.

Rowland Lishman

Through all the changes, our core mission has remained the same: to share this incredible landscape with visitors from all over the world while preserving the natural beauty that makes Patterdale so special. What makes us different is that every penny of profit goes directly to charity.

What We Offer

We understand that every guest likes to travel differently, which is why we’ve built an estate that caters to a variety of escapes:

Families: Each year we see repeat visits from hundreds of families through the holidays. Our Chalets are popular with parents as children often play out together on the communal lawns.

Walkers: All our properties are ideal for visitors who are “Wainwright bagging” or repeating classic walks up Helvellyn, Place Fell, St Sunday Crag and many more.

Couples: Cosy comfort of a Bothy or the luxury of a Lakeview, there’s many ways to enjoy a couples retreat at Patterdale. With a private lakeshore and romantic woodland walks, we even see our share of engagements happen right here with us!

For the Comfort Seeker: Our self-catering accommodation range caters for all with hotel-standard bedding, cosy properties and amazing views, you’ll never want to leave.

The Patterdale Estate Charter

At Patterdale Estate, we believe that true hospitality and environmental stewardship go hand-in-hand. Nestled in the heart of the Lake District, our business is deeply intertwined with the landscape, the local culture, and the people who live and visit here.

This charter outlines our unwavering commitments to our guests, our neighbours, the natural world, and our charitable partners. It is our pledge to leave a lasting, positive impact on the fells we call home.

1. Our Promise to Our Visitors

We are committed to providing an exceptional, immersive experience that connects our guests with the beauty and tranquillity of the Lake District, without compromising the landscape they came to enjoy.

  • Authentic Hospitality: We will provide a welcoming, high-quality, and restorative experience, ensuring every guest feels a genuine connection to the Estate and its surroundings.
  • Sustainable Experiences: We will seamlessly integrate sustainable practices into your stay, allowing you to enjoy the luxury of nature with a clear conscience.
  • Education and Inspiration: We will share our knowledge of the local ecology, heritage, and conservation efforts, empowering our visitors to become respectful stewards of the countryside during their stay and beyond.

2. Our Commitment to Our Community

We recognise that we are custodians of not just the land, but of a thriving local community. We pledge to be a supportive, responsible, and active neighbour.

  • Local Prosperity: We will champion the Cumbrian economy by prioritising local suppliers, artisans, and food producers whenever possible.
  • Meaningful Employment: We will provide fair, secure, and rewarding employment opportunities for local people, fostering a workplace culture built on respect and growth.
  • Respectful Operations: We will actively manage our operations to minimise disruption to our neighbours—managing traffic, noise, and footfall to preserve the peace of the valley.

3. Our Pledge to the Environment

The Lake District National Park is our greatest asset and our primary responsibility. We are dedicated to protecting, restoring, and enhancing this unique ecosystem.

  • Biodiversity & Conservation: We will manage the Patterdale Estate in a way that actively promotes wildlife, protects native flora, and restores natural habitats.
  • Resource Efficiency: We are committed to minimising our carbon footprint, reducing waste to landfill, and utilising renewable energy and sustainable resources across all our hospitality operations.
  • Sustainable Land Management: We will use eco-friendly farming and land-management practices that protect soil health, water quality, and the timeless character of the landscape.
  • Carbon: We will plant a tree for every booking we make.

4. Our Dedication to Our Charity

We believe a successful business must use its platform to drive wider social and environmental change. Our charity is YMCA North Tyneside, who work with youth, community and supported housing across England.

  • Active Partnership: We will go beyond passive donations by forging a deep, active partnership with our charity, integrating their mission into the fabric of our business.
  • Raising Awareness: We will use our voice and our audience to advocate for our charity’s cause, providing them with a platform to reach our visitors.

Financial & Practical Support: We commit a tangible percentage of our resources—whether through direct funding, fundraising events, or volunteer hours from our team—to ensure our charity can continue its vital work.
